After a previous listed building application had been refused, Found Associates were appointed to secure consent and transform this unmodernised Four-storey Grade II listed townhouse on Ovington Street into a contemporary home. Listed Building Brief

The client wanted to modernise the house for contemporary living without compromising its historic character. Key ambitions included:
- maximising usable floor area
- creating a generous lower-ground entertaining space
- introducing more natural light
- forming a principal suite
- retaining and celebrating the building’s historic fabric.
Securing Listed Building Consent in Kensington & Chelsea

The project presented a significant planning challenge. Before appointing Found Associates, the client had spent considerable time pursuing a scheme that ultimately resulted in a refused listed building consent application.

Drawing on our experience of listed properties on Ovington Street and throughout Kensington and Chelsea, we reviewed the refused proposals, identified the key concerns raised by the conservation team and developed a revised strategy that balanced the client’s aspirations with the building’s heritage significance.

Through proactive engagement with the planning and conservation officers, and close collaboration with our trusted heritage consultant, we refined the proposals throughout the application process and successfully secured listed building consent.

Technical Design for a Grade II Listed House

Once consent was secured, our team progressed the technical design for the complete refurbishment without delaying the programme. Detailed construction information allowed the chosen contractor, who we negotiated with, to price the works accurately, reducing uncertainty before construction began.

Through the careful coordination of kitchens, bathrooms, lighting and bespoke joinery our team ensured the design vision could be delivered efficiently on site, while ongoing liaison with Building Control and the planning authority maintained compliance throughout.

Project Management and Construction

Throughout construction, Found Associates acted as architect and contract administrator, coordinating the consultant team, monitoring quality and resolving issues as they arose.

Regular site inspections ensured the design was delivered as intended, while close communication with the client and contractor helped maintain programme, quality and budget.
